Your Roof Is a Capital Asset

It has a remaining useful life, a replacement reserve and a maintenance record that decides whether its warranty is worth anything. We survey it, budget it, maintain it, and replace it on a schedule you set rather than one a storm sets for you.

Four things you should know about every roof you own

If any of these is unanswered, the roof is an unmanaged liability rather than a managed asset.

  1. 01

    Remaining useful life

How many years are left, based on condition rather than installed date

  2. 02

    Recover or tear-off

Whether moisture has entered the insulation, which changes the replacement cost substantially

  3. 03

    Warranty status

What is in force, whether it is registered to the building, and what would void it

  4. 04

    Drainage condition

Whether the roof actually sheds water, since ponding defeats any membrane and most warranties

Sacramento’s roofs fail on a calendar

This region collects debris for eight dry months and then takes its entire annual rainfall in concentrated storms between November and March. A drain that was clear in April is frequently blocked by December, and a blocked drain on a low-slope roof turns a maintenance item into structural load.

That is why the autumn visit exists. It is the cheapest line item on a commercial building and it prevents the large majority of winter emergency calls we take from buildings that do not have one.

How a maintenance program runs

Buildings we work on

  • Warehouse and light industrial — McClellan Park, Power Inn, Metro Air Park
  • Office and medical with heavy rooftop equipment
  • Multi-tenant retail and strip centres
  • Restaurants and buildings with kitchen exhaust on the roof
  • Investor-held portfolios needing one consistent schedule

A 30-year warranty is a set of conditions

A material warranty covers the roll of membrane. A system warranty covers material and labour, and that is the one worth having — but it requires a certified installer, approved details, documented maintenance, and no excluded conditions such as ponding.

Most denied claims we see were denied for maintenance records that were never kept, or for a penetration made by whoever installed the last HVAC unit. Treat the conditions as the real specification.

Common questions

How long does a commercial roof last in Sacramento?
Expect roughly 20 to 30 years from a single-ply membrane and 15 to 25 from modified bitumen. How well the roof drains, and whether its maintenance is on record, will decide the result more than the product will. Your own roof's number comes from a survey; that's the job of a remaining-useful-life opinion.
Can my building stay open during a roof replacement?
Almost always. The roof is divided into sections sized so each one is watertight before the crew leaves that day, material is staged to keep tenant parking clear, and noise-sensitive tenants are scheduled around. That phasing plan belongs in the bid so you can assess it before awarding.
What voids a commercial roof warranty?
Most commonly: a penetration or repair made by a contractor not authorised under that warranty, failure to perform and document the required maintenance, and ponding water, which many warranties expressly exclude. A 30-year warranty's conditions are the real specification.
Should I repair my commercial roof or replace it?
If one detail has failed on an otherwise sound roof, that's a repair. Seams failing across the field, soaked insulation, or a system that has outlived its service life means replacement, and three more years of patches usually cost more than doing the work once. We show you the evidence for which case you're in, not just our opinion.
Do you provide roof reports for acquisitions and reserve studies?
Yes. System type, condition, moisture survey, remaining useful life, cost to cure and estimated replacement cost, per roof area, in a written report your reserve analyst, lender or counsel can use directly.
Who holds the contract?
Your contract is with Cutting Edge General Contracting, which holds CSLB license #1007180 in General Building (B). A licensed C-39 roofing subcontractor puts the roof on, an arrangement California B&P Code §7057(b) allows. That leaves you with one contract, one insurance certificate and one party answerable for the work.
