Roof Maintenance Programs
Most manufacturer warranties require documented maintenance, and most owners discover this when a claim is denied. A maintenance program is the cheapest line item on a roof and the one that decides whether it reaches its rated life.
The Sacramento schedule
- Autumn visit, before the rains: every drain, strainer and scupper cleared; debris removed; all details checked
- Spring visit, after the rains: ponding evidence, seam condition, and any new penetrations made over winter
- Post-storm checks after significant events
- A check after any trade has worked on the roof — HVAC, solar, telecoms, window cleaning
Why the timing matters here
Here, leaves and grit pile up through eight dry months, and then the whole year's rain arrives in a few heavy winter storms. A drain that ran clear in April is often plugged by December. On a flat or low-pitch roof, standing water behind a plugged drain is how a minor issue turns into a structural load.
The autumn visit prevents the large majority of winter emergency calls we get from buildings that do not have one.
What you receive each visit
- A dated photographic report, retained so it can substantiate a warranty claim years later
- A list of conditions found, separated into addressed now and monitor
- An updated remaining-useful-life opinion for the reserve study
- Pipe boot and sealant condition, since those are the shortest-lived details on any roof
Control who walks the roof
Anyone working up on a membrane can puncture it, and hardly anyone says so when they do. Walk pads running from each hatch or ladder to every unit that gets serviced, along with a rule that every trip onto the roof gets logged, stop most of that damage.
When a leak appears a few months after a solar or HVAC install, this is nearly always the reason.
Common questions
How often should a commercial roof be inspected?
Two times a year: once ahead of Sacramento's wet season and once when it ends. Add a visit after any big storm and any time another trade has been working up there. Plenty of manufacturer warranties make a minimum inspection schedule a condition of coverage.
Is a maintenance program worth it on a newer roof?
Particularly on a newer roof, because that is when the warranty is worth something and when documented maintenance preserves it. Starting in year twelve does not recover the first eleven years of records.
