Request a Commercial Roof Survey
We walk every roof area, photograph every detail, assess drainage, and deliver a written report with costed options and a remaining-useful-life opinion you can put straight into a capital plan.
What the survey covers
- System type, approximate age and condition per roof area
- Each detail: drains, scuppers, curbs, pipe penetrations, parapets, skylights, equipment supports
- Drainage assessment, including ponding evidence and blockage history
- Signs of trapped moisture, checked by infrared or a core cut when conditions call for it and you sign off
- Deck condition where observable
- Permit and cool-roof compliance implications for any planned re-roof
What you receive
You get a photo report, an opinion on remaining useful life, and as many as three priced options: repair now, recover, or replace outright. Each option carries an expected service life, so you're making a capital decision instead of guessing.
For portfolios we will sequence the buildings into a multi-year schedule so three roofs do not come due in the same fiscal year.
Multiple buildings
If you hold several properties, survey them together. The reporting is consistent, the per-building cost drops, and you end up with one schedule instead of several opinions collected over years.
Common questions
Do you charge for a commercial roof survey?
Not inside Sacramento County. The photo report and written scope are yours to keep whether we get the job or not, even if you hand them to other contractors to price against.
Can the roof be surveyed while tenants are in the building?
Yes. Tenants can stay put. The only invasive step is a core cut, we take one only if you approve it, and it's sealed up before we leave.
