Warehouse & Industrial Roofing

Large-area roofs behave differently from small ones. Wind uplift governs attachment, metal deck condition governs the schedule, and a single day of rain on an open section costs more than it would on an office building.

What drives the specification

  • Wind uplift — large open roofs carry higher corner and perimeter loads, which sets attachment pattern and whether fully adhered is warranted
  • Metal deck condition, since corrosion under a long-leaking roof is common and has to be found before bid, not during
  • Skylights and smoke vents, which are both a leak source and a fall hazard requiring protection
  • Insulation R-value across a very large area, where thickness decisions move the budget substantially

Working over inventory and operations

Racking, automated equipment and product directly under the work area need protection and a watertight daily closeout that is genuinely watertight. On a distribution building, one wet pallet stack can exceed a week of roofing cost.

Sections are sized to what the crew can reliably close before the end of shift, with weather checked against the forecast each morning rather than the week's plan.

The Sacramento heat factor

A large dark roof over an un-airconditioned warehouse makes the building unworkable in July. A reflective membrane, which California's low-slope cool-roof requirements already push you toward, measurably lowers interior temperature in a building with no mechanical cooling.

On tenant-occupied industrial space that is a retention argument, not just an energy one.

Common questions

Can a warehouse roof be replaced while we keep operating?

Yes, in phased sections with interior protection over racking and equipment, and each section closed watertight daily. The phasing plan should be in the bid so you can assess it before you award.

How do you handle skylights on an industrial re-roof?

They are evaluated individually — replaced, curbed and reflashed, or removed and decked over. They are a common leak source and a fall hazard, so fall protection is in place whenever a crew works near one.
