Roof Capital Planning

Roofs are the most predictable large expense a building has and the most commonly unbudgeted. They fail on a schedule you can estimate years in advance, which means a replacement should be a planned capital event, not an emergency.

What a capital plan establishes

  • System type, installed date and remaining useful life for each roof area
  • An estimated replacement cost in current dollars, with the assumptions stated
  • The annual reserve contribution that funds it by the replacement year
  • Interim maintenance and repair costs expected before then
  • Which roofs can be recovered and which will require full tear-off, since the difference is large

Why portfolios get this wrong

Buildings acquired at different times carry roofs of different ages, and without a single schedule three of them come due in the same year. Sequencing replacements across a portfolio smooths the capital requirement and gives you negotiating position on price.

It also stops the worst outcome: a roof failing in January on the building with no reserve.

Recover versus tear-off drives the number

A recover over a sound, dry existing system costs materially less than a full tear-off with code-required insulation. Whether a roof will qualify depends on whether moisture has entered the insulation and how many layers are already in place.

That is knowable now, by survey, which is why a capital plan built on a moisture survey is worth far more than one built on age alone.

Common questions

How long does a commercial roof last?

As a rule of thumb, single-ply lasts 20 to 30 years and modified bitumen 15 to 25, and drainage and upkeep move that figure more than the product does. Your building's real number comes from surveying the roof.

Can you provide remaining useful life figures for a reserve study?

Yes — system type, condition, observed defects and a remaining-useful-life opinion per roof area, in a written report your reserve analyst or accountant can use directly.
